Buying a home

Buy with confidence, not guesswork.

Buying a home is one of the biggest financial decisions you'll make. We help you understand the market, evaluate each property with clear eyes, and negotiate terms that protect you. You work directly with your broker from the first showing to the closing table.

Get Ready Before You Shop

A strong purchase starts before the first showing. We'll talk through your goals, timeline, budget and must-haves, and connect you with trusted local lenders if you need one, so you know what you can comfortably afford.

We'll also explain how buyer representation works up front, including the written agreement and how our compensation is handled, so there are no surprises later.

II.

Find the Right Home

We set up a search around what matters to you and help you look past the photos. Location, condition, flood history, insurance, HOA rules and tax rates can all change what a home really costs to own.

From waterfront and acreage to established neighborhoods and new construction, we help you compare homes side by side and understand the trade-offs before you fall in love with one.

III.

Negotiate to Closing

When you find the one, we use recent comparable sales and current competition to build an offer strategy, not just a price.

We guide you through the option period, inspections, repair negotiations, appraisal and financing deadlines, and keep you informed until you have the keys.

We Buy Property Too

Our real estate career started in 2014 with our own investment purchase at auction. That hands-on experience shapes how we look at every home with our buyers: what repairs really cost, what adds value, and where the risks are hiding.

Common Buyer Questions

Do I need to be pre-approved before I start looking?

It's the best place to start. A pre-approval tells you what you can afford and shows sellers you're a serious buyer. If you're paying cash, we'll talk about proof of funds instead.

How does buyer representation work?

Before we start working together, we'll walk you through a written buyer representation agreement in plain English: what we do for you, how long the agreement lasts, and how compensation is handled. Ask us anything; that conversation should happen up front.

What is the option period?

In most Texas resale contracts, the buyer can pay an option fee for a set number of days to inspect the home and decide whether to move forward. We’ll help you use that time well. Watch our Real Questions videos for more.

What costs should I plan for besides the price?

Plan for your down payment and closing costs, plus ongoing costs like property taxes, homeowners insurance and, in some areas, flood insurance, HOA dues, and MUD or PID taxes. These vary a lot across the Bay Area, and we'll help you find the numbers for each home you consider.

Can I buy a new home before I sell my current one?

Often, yes. We’ll help you plan the timing and contract terms so the two transactions work together. If you’re selling too, see Selling Your Home.
