Bay Area Market Minute: October 6, 2026
Week of October 6, 2026
The short version: the Bay Area market is slowing, but only compared to summer. Compared to this time last year, sales are close to even and prices are up. This looks like the normal fall slowdown, not a market in trouble.
The Numbers
- New listings: 177 this week, down about 14% from 206 the week before.
- Closed sales, last 30 days: 408, down about 18% from 500 in the prior 30 days, but within about 4% of the 425 sold a year ago.
- Median sold price, last 30 days: $345,000, up about 3.5% from $333,450 a year ago.
- Median days on market: 28, compared to 30.5 a year ago.
- Sold-to-list-price ratio: 98.8% of the final list price.
- Months of supply: 5.0 overall: 4.3 in the northern Bay Area (League City, Friendswood, Clear Lake, Webster, Dickinson) and 6.7 in the southern communities (Texas City, La Marque, Hitchcock, Santa Fe, Bacliff/San Leon).
What It Means for You
Sellers: fall buyers are fewer and pickier, so pricing it right from day one matters. Homes priced well are still selling at close to their final list price.
Buyers: you’ll have a little less competition, and more time to make a decision than you had this summer.
We’ll be watching to see if that holds into October.

Our Bay Area market is slowing down — but only if you compare it to summer.
New listings dropped about 14% this past week, and closed sales over the last 30 days are down about 18% from late summer.
But compare it to this time last year, and sales are within a few percent — and the median sold price is actually up about 3.5%, to $345,000.
That tells me this is the normal fall slowdown, not a market in trouble. Sellers, fall buyers are fewer and pickier, so pricing it right from day one matters. Buyers, you’ll have a little less competition.
I’ll be watching to see if that holds into October.
Covers Clear Lake, League City, Friendswood, Seabrook, Webster, Nassau Bay, Kemah, Dickinson, Santa Fe, and surrounding Bay Area and mainland Galveston County communities. Excludes Galveston Island. Source: HAR MLS.
