Bay Area Market Minute: October 20, 2026

Week of October 20, 2026

$342,000Median sold price (30 days)
400Homes sold (30 days)
30.5Median days on market
2,073Active listings
5.2Months of supply

The short version: more Bay Area sellers cut their prices last week, but the median sold price is holding. Fewer homes are selling than a year ago, so pricing right from the start matters more than ever.

The Numbers

  • Price reductions: 292 homes had a price cut last week, up about 24% from 236 the week before. The two weeks before that were 247 and 236.
  • Closed sales, last 30 days: 400, about 12% fewer than the same period last year.
  • Median sold price, last 30 days: $341,950, essentially flat compared to $343,232 a year ago (down 0.4%). That’s down from $350,000 in last week’s update. These 30-day numbers shift a bit week to week depending on which homes closed, so the year-over-year comparison is the better read.

What It Means for You

Sellers: your first price matters most. Buyers are watching the reductions, and a home that starts at the right price avoids chasing the market down.

Buyers: keep an eye on homes that just reduced. That is where sellers may be most ready to negotiate.

What we are watching next: whether these price cuts turn into contracts.

More sellers are cutting prices around the Bay Area. Here’s what’s really going on.

Last week, 292 homes had a price cut. That’s up about 24% from the week before.

It had been holding in the 230s and 240s. This week it jumped.

Compared to this time last year, about 12% fewer homes sold over the last 30 days. But the median sold price is flat, right around $342,000.

So there are fewer buyers, but prices are holding. Sellers, your first price matters most. Buyers, keep an eye on homes that just reduced.

What I’m watching next: do those cuts turn into contracts? I’m Gina with Holstien Properties. See you next week.

Covers Clear Lake, League City, Friendswood, Seabrook, Webster, Nassau Bay, Kemah, Dickinson, Santa Fe, and surrounding Bay Area and mainland Galveston County communities. Excludes Galveston Island. Source: HAR MLS.
